200 New Finance Jobs Are Coming to Charlotte. Here's What It Means for the Housing Market

The Clearing House, a financial services and payments company, announced it will invest $11.5 million in a Charlotte office and add 200 jobs that pay well above the county average.

What happened

On October 27, Governor Josh Stein announced that The Clearing House Payments Company will expand into Charlotte, creating 200 jobs in Mecklenburg County with an $11.5 million investment. Mecklenburg County says the new space will combine a client center with a corporate workplace for those 200 employees.

The pay is the headline. The new jobs average $162,322 a year, compared with a Mecklenburg County average of $90,706, for a potential payroll of more than $32.4 million a year. The state approved a Job Development Investment Grant that can reimburse the company up to $2.43 million over 12 years, paid only if it meets its hiring and investment targets. No opening date or office address has been announced yet.

What it means if you're buying

Two hundred jobs won't swing the whole Charlotte market on their own. They are one more sign that finance employers keep choosing Charlotte, and steady job growth is a big reason home prices here have held up even as inventory has grown.

If you're relocating for a job like this, start early. Get pre-approved before you arrive, decide what commute you can live with, and look at a few areas side by side. Uptown, South End, Ballantyne and the towns along I-77 and I-85 all trade off price, space and drive time differently.

What it means if you're selling

New jobs bring new buyers, and many of them are shopping from out of town. Strong online photos, a clear floor plan and a virtual tour help your home make the shortlist for someone who can't drop by on a Tuesday afternoon.

Relocating buyers often work on a tight timeline. Being flexible on your closing date, or ready for a quick one, can make your offer stand out without cutting your price.

My take

I like announcements like this because they show demand that doesn't depend on mortgage rates. People take these jobs whether rates are 6% or 7%, and they need somewhere to live when they get here.

If you're moving to Charlotte for work, I'm happy to help you compare neighborhoods and towns before you ever get on a plane, so you only tour homes that fit.
