Mortgage Rates Fall to 7.24%, Two Straight Weekly Drops, as Charlotte Buyers Get More Choices

The average 30-year fixed mortgage rate fell to 7.24% this week, its second weekly drop in a row, and the latest Charlotte-area numbers show buyers have more homes to choose from and more time to decide.

What happened

Freddie Mac's weekly survey put the average 30-year fixed rate at 7.24% on October 29, down from 7.32% the week before and its lowest level this month. The 15-year fixed averaged 6.60%, down from 6.68%. For perspective, the 30-year was 6.17% a year ago, so rates are still well above where they were last fall.

Locally, the most recent Canopy Realtor Association report (August 2026, Charlotte region) shows 13,574 homes for sale, up 7.1% from a year earlier, or about 3.7 months of supply. Homes spent 55 days on market, up from 47 a year earlier, and sold for 95.5% of their original asking price. The median sales price was $410,000, up 2.5% from a year ago, and closed sales were down 8.7%.

What it means if you're buying

Higher rates make payments tougher, but they also thin out the competition. With more listings and homes sitting longer, you can often take your time, ask for repairs, and ask the seller to help with closing costs or a rate buydown.

Shop your loan, not just your house. A small difference in rate or lender credits adds up over the life of a loan, and VA, FHA and conventional loans can price differently, so compare more than one quote before you commit.

What it means if you're selling

Buyers are watching their monthly payment closely, and they have more options than they did a year ago. Pricing right from day one matters, because homes that sit tend to sell for less after price cuts.

Expect requests for concessions. Offering help with closing costs or a rate buydown can sometimes do more for a buyer than a price cut, and it can keep your sale price stronger.

My take

This is a negotiating market. Prices in the region are holding steady, so this isn't a crash, but buyers who are ready to move have leverage they didn't have a few years ago. If rates keep easing, more buyers will come back off the sidelines, and some of that leverage goes with them.

Every town is different, though. Concord, Gastonia, Huntersville and Uptown can each tell a different story, and I'm happy to pull the numbers for the exact area you care about.
